Questions people ask

Is there commercial property for sale in Citrus County, FL?

This site is a guide, not a listing feed, so it does not publish available properties. For what is on the market now, ask Makayla Richardson, a Florida real estate sales associate with Bosshardt Realty Services, or check her team Invest Florida CRE's listings. Before you price any building, gather the rent roll or lease terms, operating costs and the full tax bill.

Is there commercial land for sale in Homosassa, FL?

Parcels come and go, so this site lists none. Bay News 9 reported in 2022 that the Suncoast Parkway extension opened with an interchange on West Cardinal Street in Homosassa. For any parcel, ask how its access, frontage and utilities compare with sites farther from the parkway.

How do I buy commercial property in Crystal River, FL?

Start with the tax bill. The Florida Department of Revenue lists an operating millage of 6.5900 for the City of Crystal River and 6.9898 for the Citrus County commission, both for fiscal year 2025-26. Ask the county tax collector for the full bill on the parcel before you underwrite it.

What should I know before buying commercial real estate in Inverness, FL?

Inverness is the county seat and has its own tax levy. The Florida Department of Revenue lists a City of Inverness operating millage of 7.5600 for fiscal year 2025-26, down from 7.6600, beside the county commission's 6.9898. Collect the rent roll, operating costs and full tax bill before you price a building.

Is a broker opinion of value the same as an appraisal in Florida?

No. Florida Statutes section 475.612, published by the Florida Legislature, says a broker's price opinion or opinion of value may not be construed as an appraisal. A broker opinion of value is a written estimate of what a property could sell or lease for. If a lender or court needs a formal valuation, ask whether an appraisal is required.

Where can I find commercial units to rent in Inverness?

Start with the property owner or a leasing advisor, because this site lists no vacancies and no verified rent series exists for Inverness. The City of Inverness annual report says the city created a community redevelopment agency in 1990; ask the city for the current boundary. Ask the agency whether an address is inside its area and what programs apply.

How much does commercial space rent for in Citrus County, FL?

No public rent or vacancy series for Citrus County was verified in our October 2026 research, so this site publishes no rent figure rather than guess. To price a specific space, ask for recent comparable leases on similar space in the same part of the county, and compare the full tax bill as well as the rent.

Is there commercial space for rent in Crystal River, FL?

No verified rent series exists for Crystal River either, and this site lists no vacancies. The Florida Fish and Wildlife Conservation Commission set the 2026 bay scallop season for Citrus and neighboring counties from July 1 through Sept. 24. If you serve boaters, ask a landlord how sales change across the season.

What is the population of Citrus County, FL?

The U.S. Census Bureau estimated 171,666 residents in Citrus County on July 1, 2025, up from 169,821 on July 1, 2024. Its city estimates are much smaller: 7,796 in Inverness and 3,618 in Crystal River for 2025, so most residents live outside both cities.

What is the unemployment rate in Citrus County, FL?

The U.S. Bureau of Labor Statistics put Citrus County's unemployment rate at 6.7% in August 2026, a preliminary figure, and 6.8% in July 2026. Preliminary numbers can be revised, so compare the same month across years before reading a trend into one reading.

Which industries employ the most people in Citrus County?

In March 2026, the U.S. Bureau of Labor Statistics counted 7,783 private education and health services jobs in Citrus County, 7,256 in trade, transportation and utilities, and 5,480 in leisure and hospitality. Those are county employment counts, not a forecast of demand for any one property type.

What is happening with the Suncoast Parkway in Citrus County?

WUSF reported in August 2025 that the segment from State Road 44 to Norvell Bryant Highway opened 500 days early, and that the $244 million section from C.R. 486 to C.R. 495 would continue for at least five years. Florida's Turnpike Enterprise expects the final section to U.S. 19 to continue through late 2031.

What is the property tax rate in Citrus County, FL?

For fiscal year 2025-26 the Florida Department of Revenue lists a Citrus County commission operating millage of 6.9898, plus separate county levies for transportation, fire and emergency medical services, the library district and the health board. Cities add their own: 7.5600 in Inverness and 6.5900 in Crystal River. School levies are not in that table.

Where do I find the Citrus County property tax office?

For the full bill on a parcel, ask the county tax collector; this site does not publish an address or phone for that office. The Florida Department of Revenue table lists taxing authorities and rates, not bills; ask the county tax collector for a parcel's full bill.

Who handles building permits and zoning in Homosassa, FL?

Homosassa is not a city. The Census Bureau lists it as a census-designated place, so ask Citrus County, not a city hall. The Citrus County Board of County Commissioners lists a Lecanto Government Building at 3600 W. Sovereign Path; ask the county which office handles zoning and permits for your parcel.

Does Makayla Richardson work with developers in Citrus County?

Her team's site, Invest Florida CRE, which operates under Bosshardt Realty Services, lists site selection, lease-up strategies and repositioning opportunities among its work. This site makes no promises about outcomes. For a project, start with the use you have in mind, the site size and your timeline.

Can Makayla Richardson help with a 1031 exchange in Citrus County?

She can help on the real estate side: finding and evaluating replacement property in Citrus County. The Internal Revenue Service describes a like-kind exchange as swapping business or investment real property for like-kind property. This is not tax or legal advice; consult a qualified intermediary and a tax adviser before you sell.

What real estate license does Makayla Richardson hold?

Makayla Richardson is a Florida real estate sales associate, license SL3598503, with Bosshardt Realty Services, and works on the team Invest Florida CRE. She does not offer property management. Ask her for what she can and cannot do before you sign anything.
